Tenant Fees

All tenants over the age of 18 in any of our properties need to be named as Tenants on the tenancy and relevant checks will be carried out for all applicants. Under 18s are named as permitted occupiers.

APPLICATION FEE £150 per applicant or £240 for single occupancy Due when applying to reserve the property – no more viewings will be booked. Non-refundable.

HOLDING FEE Equal to 0.5 month’s rent Payable at time of application. If the Landlord declines to accept your application only the holding fee will be refunded.

RENT PAYABLE IN ADVANCE 1 months rent Due no later than 7 days before tenancy commencement.

DILAPIDATIONS DEPOSIT Equal to 1.5 month’s rent Due no later than 7 days before tenancy commencement. (The holding fee is deductible from this). *** If for any reason you withdraw your application, all money paid is non-refundable. ***

TENANCY RENEWAL FEE * £60 per tenant Payable to renew your tenancy. *

TENANCY RENEWAL FEE £150 per applicant – with changeover of one or more tenants If one or more of the tenants are leaving & the remainder choose to renew and remain in the property then the full application fee is payable. We can advertise for a replacement sharer, but a fee would be charged equivalent to half a months rent.

EARLY TERMINATION FEE £420 Payable before re-advertising the property. Tenant is liable for the remaining rent payable for that tenancy period until a new tenant is found.

CHECK-OUT FEE £180 up to 2 bedrooms, £30 per bedroom thereafter. Payable prior to check-out or deducted from deposit.

OTHER POSSIBLE FEES All below fees are payable immediately.

CALL-OUT FEE where not maintenance request eg Loss of Key £60 + Cost of Purchases

REPLACEMENT KEY FEE where no call-out £30

LATE PAYMENT FEE for every 5 working days overdue £30 + interest

All payments are to be made by bank transfer. All above prices include VAT @ 20% where applicable.
